Applicable Property: Midnight Canyon Ranch

This policy outlines the terms and conditions related to room reservations, cleaning fees, and potential charges for damages or additional cleaning requirements at Midnight Canyon Ranch.

1. Cleaning Fee

A mandatory, non-refundable cleaning fee of $450 will be charged for each room reservation. This fee ensures that all rooms are thoroughly cleaned and sanitized prior to and following each guest’s stay.

2. Authorization for Additional Charges

By completing a reservation and providing billing information to pay the cleaning fee, the guest hereby authorizes Midnight Canyon Ranch to charge the same billing method for the following:

• Uncommon Cleaning Requirements:
  Any cleaning required beyond the standard scope due to excessive mess, stains, or unusual conditions caused during the reservation stay.
• Damages:
  Any damages to property, furnishings, appliances, or equipment within the reserved room or on the ranch premises caused by the guest or their party during the stay.

Charges will reflect the cost of materials, labor, and any other expenses reasonably incurred to restore the property to its original condition.

3. Notification of Additional Charges

In the event additional charges are assessed, Midnight Canyon Ranch will provide the guest with:

• A written notification detailing the charges and reasons for them.
• Supporting documentation, including photos of the damage or mess (if applicable) and an itemized breakdown of costs.

4. Agreement to Terms

By proceeding with the reservation and submitting payment for the cleaning fee, the guest acknowledges and agrees to:

• Be held financially responsible for any damages or uncommon cleaning issues caused during their stay.
• Authorize the use of the provided billing information for such charges without the need for further consent.

5. Dispute Resolution

Any disputes regarding additional charges must be submitted in writing within seven (7) business days of receiving the notification of charges. Midnight Canyon Ranch will review the dispute and respond within a reasonable timeframe.

6. Liability Waiver

Midnight Canyon Ranch reserves the right to assess and collect charges in accordance with this policy. This policy does not limit or waive any additional rights or remedies available to Midnight Canyon Ranch under applicable laws.
